A double-storey basement beneath a new residential property in Chelsea, Kimbolton Row was hemmed in by substantial buildings on every elevation. Geostructural Solutions was awarded the £1.9 million basement package, with the piling self-delivered by sister company GSS Piling, forming the basement along with substantial drainage sumps and service pits.

Restricted access piling was the only viable methodology. We also adopted top-down construction, using the ground floor slab as a permanent prop while maintaining clear hard standing for the movement of plant and materials. Our client commended the delivery, which was completed on time and within budget.

Two Phases: Ground and Basement Level

Piling was carried out in two phases. The first installed a contiguous wall from existing ground level using a Klemm 708 rig, followed by bearing and temporary plunge post piles to support the ground floor slab. The second phase worked from B2 level, with a Klemm 702 rig lowered approximately 6 metres below ground to install tension piles and form a secant bored pile wall. Forced ventilation was managed throughout the works.

Ground Conditions: Sub-Artesian Water

The strata were challenging, with sub-artesian water at a depth of 21 metres and a limestone layer between 0.8 and 2.0 metres thick sitting directly below it. We modified the boring head of the augers and bored the piles with the aid of an air injection kit, limiting the augers torquing up and easing the boring process.

Mix Design: No Cage Vibrator

Concrete mixes were reviewed carefully to ease the installation of cages up to 16 metres long, with central bars up to 24.3 metres. Every cage was installed to its scheduled design level without the use of a cage vibrator, which reduced congestion on a site with no room to spare.
